Performance Update

The Coral Student Fund targets 8-10% p.a net investment returns. This objective is undertaken in regular consultation with our investment advisors, Ingman-Jones who conduct thorough analysis of each underlying Fund. Among many factors, they asses the financials,current stock, geographical trends and exposure, letting records, management efficiency and pipeline projects.

Core to Coral's ethos for the Student Portfolio is the achievement of target returns from a spread of provider and geographical risk with a minimum of volatility. Coral is actively involved in the secondary market seeking maximum available discounts to NAV. In addition, our topical liquidity strategy promotes the Fund as a core holding offering investors potential for real returns in a format appropriate for the changed investment environment

University Capital trust

The UNITE Group

The UNITE Group is the UK's leading developer and manager of student accommodation, with a business model that focuses on three core areas;

  • Development: UNITE undertakes the acquisition, planning and development of purpose-built student accommodation in the UK.
  • Professional property management: UNITE is currently home to some 36,600 students in 24 towns and cities, with 99% occupancy across its portfolio. All properties are professionally managed by UNITE.
  • Co-investing asset management: Working on behalf of its partners, UNITE acts as Fund Manager for the UNITE UK Student Accommodation Fund in addition to being a significant shareholder. UNITE also heads up a number of joint venture partnerships.

UNITE UK Student Accomodation Fund

UNITE Group established the UNITE UK Student Accommodation Fund at the end of 2006. The Fund was launched with the following principal objectives:

  • to release capital for UNITE that is tied up in mature, stabilised investment assets for investment into higher added value development activity;
  • to diversify UNITE's sources of income by providing a new revenue stream arising from management fees from the Fund; and
  • to provide financial returns to investors in the Fund.

As at March 2009 the Fund owned 18,563 bed spaces across 53 properties in 17 UK markets.

The Mansion Group

The Mansion Group Mansion have been operating in the student sector since Feb 2007. So far their strategic model of acquisition, re-development and in house asset management has enabled the group to acquire over £75M of purpose built halls of residence across the UK. The group currently manage c. 900 beds in Colchester, Manchester, Bristol, Liverpool and Newcastle. Their properties are enjoying 100% occupancy and an increase in rental yield across the portfolio of 9.8% in the last 12 months. Their Board experience comes from a team that have all previously held senior management positions in the banking, property and asset management sector.

Mansion Capital partners act as property advisor to the Mansion Student Accommodation Fund. The fund is Guernsey based and launched in October 2009, It is listed on the Channel Island Stock Exchange and has to date acquired 421 beds in Liverpool. Mansion Capital Partners provide all assets introduced to the fund with a 5 year rental undertaking agreement that will increase by a minimum of 4% per annum. the Fund will acquire and hold a portfolio of freehold and long leasehold properties nationwide, and manage these assets for optimum return. The focus is favourable purchase of existing purpose built halls of residence in the more densely student populated cities.
